What is it

A QS-level contract review in under 5 minutes

Experienced QS professionals are scarce, expensive, and stretched across too many projects. A thorough contract review takes 1 to 2 days of skilled time, and most commercial teams do not have that during a live tender. The result is contracts signed without anyone reading the amendments properly.

StoneRise's QS AI is a digital quantity surveyor. It reads every amendment against the original standard form, grades the commercial risk of each clause, identifies which risks can be passed down to subcontractors, and produces a structured report with plain-English commentary and a specific negotiation action per clause.

It is not a chatbot. It does the work, and every output is presented to a human to review and approve before it is used.

What the report includes for every clause

Original wording

The exact text from the standard form contract, showing what the clause said before the employer changed it.

Proposed amendment

What the employer is asking you to accept instead.

Risk grade

Each clause rated High, Medium or Low risk with the exposure explained clearly.

QS commentary

Plain-English explanation of the commercial consequence of the change, referencing the relevant contract clauses.

Downstream passthrough

Identifies which risks can be flowed down to subcontractors and which you will need to carry yourself.

Negotiation action

A specific position to take back to the employer on every high and medium risk clause.

Output: downloadable CSV or Excel. Also includes an overall contract RAG rating and executive summary.

How much time does this save

Half a day of QS time returned on every contract

A proper manual contract review, where a QS reads each original clause against the amendment and writes a commercial position, takes between 3 and 5 hours depending on document length. That is the better part of a day's work.

Most commercial teams do not have that time on a live tender. The realistic alternative is a 20-minute skim, meaning the majority of amendments are signed without a real review.

StoneRise completes the same review in under 5 minutes. Your QS gets a structured report to sense-check and act on, not a blank document to work through from scratch.

How much money does this save

One missed clause can cost more than the contract is worth

The direct saving is QS time: at a day rate of £400–£600, a 4-hour review avoided on each contract adds up quickly across a tender programme. But that is not where the real value is.

The value is in the clauses you would otherwise have missed. A payment period reduced from 30 to 14 days. LADs increased from £500 to £2,500 per day. An indemnity clause flipped from mutual to one-way. Each of those amendments can cost far more than the time saved if you sign without negotiating them.

StoneRise gives every contract the same level of scrutiny regardless of how much time is available, so nothing slips through because the programme was tight.

Examples of what a missed amendment costs

Liquidated damages (Cl. 2.21)

£140,000

LADs increased from £500/day to £2,500/day. Project runs 10 weeks late.

additional exposure vs standard form

Payment period (Cl. 4.6.2)

£160K+

Payment period halved from 30 to 14 days on a £2M contract with monthly valuations.

average additional cash tied up at any one time

Retention (Cl. 4.9)

£30,000

Retention increased from 3% to 5% on a £1.5M contract with no release mechanism.

additional cash held without a release date

How do we know it is accurate

AI you can stand behind in a dispute. It never makes facts up.

In commercial and contractual work, a single invented fact can be very costly. StoneRise's QS AI is built to a target of 98% factual accuracy and is designed so it never fabricates a contract clause, a piece of law, or a price. Every fact it states is traceable back to a real source. If it cannot find something, it says so rather than guessing.

Every output shows its reasoning and cites its sources, so your QS can see exactly why a clause was graded the way it was, and verify it before approving. Nothing is a black box.

And critically: no output is ever final until a person approves it. The QS AI accelerates the expert. It never replaces their final say.

of independent AI validation before the report reaches you.

How the validation chain works

1

AI extracts every amendment clause

Extraction

The amendment document is processed and every clause is identified: reference, topic, full text.

2

AI finds the matching baseline clause

Matching

For each amendment, a second AI searches the indexed standard form library, handling JCT notation differences, word-order variations and abbreviations.

3

Validator AI confirms or rejects each match

Validation

A separate AI reads both clauses side by side and either confirms the match or rejects it with specific guidance. If rejected, the matcher retries up to 3 times using that guidance.

4

AI assigns RAG rating and commentary

Review

Acting as a QS, the AI reviews the delta between original and amended wording and rates the commercial impact. Each clause gets a rating, commentary and negotiation action.

5

Independent Quality AI cross-checks every rating

Quality check

A completely separate AI re-reads the clause and the rating, checks calibration accuracy, detects hallucinations and corrects any errors before output is accepted.
